Adding a room or remodeling: what happens in what order

Open living room and hallway with new luxury vinyl plank floors

The short answer

A room addition goes in a set order: plan the room, handle the permit, prepare the site and the foundation, frame the walls and roof, run the wiring and plumbing, then close in and finish. At Hulsey Construction our own framing, electrical and plumbing crews do those steps, so one quote covers the whole job.

What comes first?

Planning. Where will the room go, how will its roof tie into the house, and what does it need: power, water or both? Those answers shape everything after. We work them out with you at the free in-person quote.

What is the order of the build?

  1. 01

    Permit

We handle the permit where one is needed.

  2. 02

    Site and foundation

The ground is graded and the foundation goes in.

  3. 03

    Framing and roof

Walls go up and the new roof ties into the house.

  4. 04

    Wiring and plumbing

Run inside the open walls, before they are closed.

  5. 05

    Close in

    Siding outside, walls inside.

  6. 06

    Finish

Floors, trim and paint, until the room is ready to use.

Why does it help to have one builder?

One builder

  • One quote covers framing, wiring and plumbing
  • No waiting on three outfits to line up
  • The same people from foundation to finish
  • One phone number for the whole job

Three outfits

  • Separate bills from each trade
  • Gaps between one trade leaving and the next showing up
  • Nobody owns the whole job

What about a remodel inside the house?

A remodel runs in the same order, just inside walls you already have. Kitchens, baths and floors usually mean opening a wall, moving a line or a box, then closing up and finishing. Our own crews handle what is behind the walls, so the finish goes on over work we did ourselves.

Hulsey Construction did an amazing job on my project! Their team was professional, efficient, and their craftsmanship really shows. The process was smooth, communication was great, and the results exceeded my expectations. If you need quality work done right, I highly recommend them!

Will the addition match the house?

PartWhat we match
RoofShingles to match, tied into the existing roof line
SidingColour and profile as close as we can get
Floors and trimFinished to suit the rooms around it
PaintInside and out, to match the rest of the house

We talk through every one of these at the quote.
