01Where is it leaking?

Most leaks start in one of six places

A roof rarely leaks in the middle of the shingles, because water gets in where something comes through the roof or where two surfaces meet. Here are the six places we look first on every leak call, marked on one of our finished roofs.

  1. 1

    Pipe boots and roof vents

The rubber boot that seals a pipe cracks in the sun after some years. Water then runs down the outside of the pipe and drips into the attic below.

  2. 2

    The ridge vent

Wind-driven rain can get under a ridge vent that was nailed short or has lifted. It is usually reset or replaced in place without touching the rest of the roof.

  3. 3

    Valleys

A valley carries more water than any other part of the roof, so a leak there can be one worn spot or a sign the whole roof is near the end, so we look at both.

  4. 4

Where the roof meets a wall

Step flashing tucks under the siding where a roof runs into a wall. When a piece is missing or bent, water gets behind it and shows up inside the wall.

  5. 5

    Edges and drip edge

Along the eaves and rakes, missing drip edge lets water curl back under the shingles. Over a few years that water rots the board behind the gutter and the edge above it.

  6. 6

    The open field, after wind

Missing or creased shingles let water reach the decking underneath. A few is a quick repair, but damage across the whole roof can mean an insurance claim.

02The job

Most leaks are one spot, and we fix that spot

Most leaks we find around Carrollton start at one pipe boot, one run of flashing or a few shingles the wind pulled loose. A repair in that one place is usually the honest answer, and it usually costs far less than a replacement.

We show you exactly what we found and give you one price for the repair before anything starts. If the leak turns out to be the roof telling you it is done, we tell you that plainly, and the choice stays yours.

03A leak, step by step

What to do the day you find a leak

  1. 01

    Catch the water

Put a bucket under the drip with a towel in it to keep the splash down. Then move rugs, furniture and anything else you can out of the way of the water.

  2. 02

    Look from the ground

Check the yard for shingles and the roof line for anything lifted. Stay off the roof itself, because wet shingles are dangerous.

  3. 03

    Call us

    770-880-6549

Justin or Jacob comes out the same day or the next, gets on the roof and finds where it starts.

  4. 04

    See what we find

You see the spot, in photos or from the ladder, and hear plainly what it needs and why.

  5. 05

    One price, then the fix

You get one price for the job and nothing starts until you say yes, and the work carries our 5-year workmanship warranty.

04Fix or replace

Fix the leak, or plan a new roof? We tell you which, and why.

Usually a repair

When the roof around the leak is sound

  • The shingles around the leak lie flat and still have their grit
  • The leak traces back to one pipe, one wall or one chimney
  • Nothing feels soft underfoot anywhere when we walk the whole roof
What it takes

The bad spot fixed in place, and a plain word on what to keep an eye on.

Usually a new roof

When the leak is the roof telling you it is done

  • Curling, cracked or bare shingles showing up on every side of the roof
  • Soft spots in the decking underneath the shingles in more than one place
  • An old patch that keeps failing again after every summer storm
What it takes

A new roof, tear-off to cleanup, in 1 to 2 days for most homes.

A repair costs less than a new roof, so we start there when it is the honest answer, and the choice stays yours.

05Repair types

The repairs we make most

01

A cracked pipe boot

What it usually takesA new boot, sealed into the shingles

The old rubber boot comes off the pipe and a replacement goes on, with the shingles around it lifted and set back down. It is one of the smallest repairs we make, and one of the most common on roofs around Carrollton.

02

Flashing at a wall or chimney

What it usually takesThe flashing reset or replaced, then sealed

Loose or bent flashing lets water run behind the siding or down the chimney. The shingles along the joint come up so the metal is fixed underneath, not caulked over from the top.

03

Shingles lost to wind

What it usually takesMatching shingles slipped in and sealed

Replacement shingles go in where the old ones tore, sealed down so the next wind cannot lift them. Matching an older roof is usually close but rarely perfect, and we tell you how close before we start.

06The quote

What changes the quote on a repair?

One price for the repair before any work starts, and nothing starts until you say yes.

A repair is quoted on what we find on your roof, not on a list, and these four things usually move the number most.

770-880-6549
1

How high and steep the roof is

A low ranch roof in Bowdon is quick to get onto and safe to work on. A steep two-story in Newnan takes more setup before the first shingle comes up, even for a small repair.

2

Whether the shingles are still made

Shingles that are still sold in the same color make a repair simple and hard to spot. An older roof may need a close match instead, and we show you how close it will be.

3

How many boards are soft

A leak caught early usually means dry decking and a quick repair. A leak that ran for months can mean soft decking to replace, and the count shows once the shingles are up.

4

More than one leak point

Two or three leak spots on one roof add up, and they can also be a sign the roof is near the end, which we tell you plainly before you decide on anything.

08Storm season

Storm season on West Georgia roofs

Most of our repair calls come in after the spring and summer storms that roll across Carroll and Douglas counties, when wind lifts tabs and limbs from the pines and oaks around houses in Villa Rica, Temple and Bremen land on the roof. A small leak caught in a day or two usually stays a small repair.

  • Wind along the edges

Shingles at the rakes, eaves and ridge take the most wind in a summer storm. A few lifted tabs caught early are usually a quick repair that keeps the ceiling dry.

  • Limbs and branches

A falling limb can crack shingles or punch straight through the decking under them. Leave it where it landed and let us look before anyone tries to move it.

  • Gutters full after the storm

Leaves and needles washed into the gutters hold water at the edge of the roof after a storm, and that water can back up under the first row of shingles and into the eaves.
