Permit and inspections
An addition usually needs a permit and inspections along the way, and we handle the permit where one is needed. The inspections usually come while the walls are still open, so the work can be seen before it is covered.
HomeRoom additions
More room on the house you already have, built to look like it was always there. Our own framing, plumbing and electrical crews mean one crew and one quote, start to finish.

The new room is the easy part, and the hard part is where it ties in to the house you have. These are the four joints we look at first, because they decide whether an addition looks built on or built in.

The new roof has to meet the old one at the right pitch and height, and get flashed where they join, or the seam leaks.
The new wall frames into the old one, and the siding or brick has to run through so the joint does not show.
The new floor should land level with the old one, so there is no step or ramp at the doorway between them.
Power, water and drains run from the old house into the new room. Our own electrical and plumbing crews run them.
Our own framing, plumbing and electrical crews handle all four, so one crew answers for the whole addition.
Most additions around Carrollton start with a family that has outgrown the house but not the lot. People usually add a bedroom, a bathroom, a den or a bigger kitchen, and the room it is for decides where it goes and what has to run into it.
There are usually three ways to get the room. Building out onto the yard is the most common, going up over a garage or a one-story wing depends on what the walls below can carry, and closing in a porch or a garage reuses a roof and a floor you already have. We look at the house with you and talk through which one fits before anything is drawn.
An addition is measured in weeks, not days, and most of them move through the same five stages. The time each one takes depends on the size of the room and the inspections, and we give you the schedule with the price.
We measure the house and the lot and work out the room with you. Then the plans are drawn and the permit is handled where one is needed.
The ground is dug and the footings and foundation go in at the right height. Getting this right is what lets the new floor meet the old one with no step.
Our framing crew stands the walls and sets the roof, then flashes it where it meets the house. From here the room is dried in and the weather stays out.
Our own plumbing and electrical crews run the lines while the walls are still open. The inspections usually happen at this stage, before anything is closed up.
Drywall, paint, floors and trim go in, and the siding or brick outside is run through. Then we walk the finished room with you.
Our own framing, plumbing and electrical crews handle the stages inside the walls, so the job does not stop and wait on strangers.
Tell us what the room is for and leave a number. Justin or Jacob comes out, looks at the house with you and gives you one price for the whole addition.
Thank you. We will call you back at the number you gave us. For the fastest reply call 770-880-6549.

Mr. Hulsey did some work for me. His work was exceptional. He met the timeline and he stayed within budget. I highly recommend him for anyone looking for reliable and high quality construction work.

Two additions of the same size can be quoted very differently, because what goes inside them and how they tie in is different. These are the things that usually move the number the most.
One price for the whole addition before any work starts, and nothing starts until you say yes.
A bigger room means more foundation, framing and roof, and the foundation type depends on the lot. A level lot in Carrollton is simpler to build on than a slope that needs a taller foundation wall.
Rooms with water need supply lines, drains and venting run in from the house. A bedroom or den without plumbing usually costs less than a bath of the same size.
A simple shed roof off the back is quicker than a gable that has to match the old roof line. The more the new roof has to blend in, the more framing and flashing it takes.
The new room has to be heated and cooled, either from your system or on its own. The floors, trim and fixtures you pick also move the number, and we talk through them at the quote.
A backyard the trucks and the concrete can reach is quicker to build in. A tight lot in Villa Rica or Newnan, or a yard behind a fence, can add time to every stage.

This is one of our additions partway through: the block foundation is in, the walls are framed and sheathed, and the rafters are set for the new roof to tie in to the house.
It is the stage where our own plumbing and electrical crews run their lines, while the walls are still open and the inspections can see everything.
An addition means a lot of trips to your house, so we keep them close to home in Carrollton and West Georgia, about 50 miles out. Lots out in Carroll, Haralson and Coweta counties often run on septic and a well, and an addition usually has to keep its distance from the septic field and the lines that run to it. Inside city limits in Carrollton or Villa Rica, the lot lines and the setbacks from them usually decide how far out a room can go.
Hulsey Construction is Justin Hulsey and his son Jacob, and one of them walks the house with you, gives you the price and runs the job. The framing, plumbing and electrical crews are our own, so the people inside your walls are people we work with every week.
An addition usually needs a permit and inspections along the way, and we handle the permit where one is needed. The inspections usually come while the walls are still open, so the work can be seen before it is covered.
Every addition carries our 5-year workmanship warranty, which covers the way the room was built and tied in to the house. If something fails because of how we built it, that is ours to fix.
Because the framing, plumbing and electrical crews are our own, one quote covers the whole addition. You are not chasing three companies to finish one room.
What homeowners ask before they add on. Anything else, call Justin or Jacob.
Yes. Our own plumbing and electrical crews run the lines on additions, so nobody hands your job to strangers halfway through.
That is why we look at the tie-in first. We aim to match the roof line, the siding and the floor height as close as the house allows, and we tell you up front where it will differ.
Weeks rather than days, and longer for a bigger room or one with a bathroom. It depends on the size of the room, the inspections and what it ties into, so we give you a time along with the price at the quote.
We handle the permit where one is needed.

No. The quote is free and in person, usually the same day you call or the next day.
What the room is for, roughly how big you want it and which side of the house it could go on. Bring any sketches or photos you have. We work out the rest with you on site.
Sometimes. A room over a garage or a second floor depends on what the walls and footings below can carry, so we look before we say yes.
An addition usually makes sense when you like where you live but have run out of room, because you keep the lot, the neighbors and the schools. It gives you the bedroom, the bath or the den you need on the house you already know, which is a decision only you can weigh.
Yes. Every addition we build carries our 5-year workmanship warranty, which covers the way the room was built and tied in to the house.
