HomeRoof replacement

Roof replacement in Carrollton, GA

Old roof off, new roof on and the yard cleaned up, in 1 to 2 days for most homes. Here is how the job day goes and what goes on your house.

01The job day

One roof, start to finish

The first three photos are one of our roofs under the oaks, the same house from tear-off to finished. Most roofs take a day or two, and a bigger or steeper roof or a stretch of rain can add a day, which we tell you up front.

  1. Day 1, first thing
The oak-tree roof on tear-off day, stripped down to the rafters and boards

    Tear-off

The old roof comes off down to the boards, so we can see what is under it before anything new goes on. This is the loud part of the job, and it is usually done by the middle of the first day.

  2. Day 1
The same roof mid-job: new shingles going on, new white metal along the edge

    Underlayment and flashing

Underlayment covers the boards so the house is dry again the same day the old roof comes off. Then new metal goes in at the walls, valleys and edges, where most leaks start.

  3. Day 1 to 2
The same roof finished: architectural shingles and a ridge vent under the oaks

    Shingles and ridge vent

Our crew lays the architectural shingles course by course from the eaves up to the peak. Every pipe gets a new boot, and the ridge vent runs along the top so the attic can breathe.

  4. Last day

02Is it time?

When a roof is done, and why it comes off to the boards

A roof usually tells you it is finished in more than one place at once. Shingles curl or go bare on every side, grit piles up in the gutters after every rain, the boards feel soft in spots and patches that used to hold start failing. One of those alone is usually a repair, but several together mean the roof is at the end of its life.

A new roof can sometimes be laid over the old one, but a second layer hides the boards and any rot in them, adds weight and usually shortens the life of the new shingles. Our new roofs start with a tear-off down to the boards, so you know exactly what the new roof is sitting on before it goes down.

What your free quote covers

The quote is free and it happens at your house, usually the same day you call or the next. The person who gives you the price is the person who will be up on your roof.

  • One price for the whole job before any work starts
  • How long it takes, which for most roofs around Carrollton is 1 to 2 days
  • Your insurance claim, if a storm did the damage to the roof

04Materials

What goes on a new roof, layer by layer

Most of the homes we roof around Carrollton get architectural asphalt shingle, and these are the layers that go on with it, from the boards up to the ridge.

01

Underlayment

Where it goesOver the roof boards, under everything
Why it matters
The second line of defense

A water-shedding layer that covers the whole roof deck before a single shingle goes on. If a shingle ever lifts in a storm, this is what keeps the rain out of the attic.

02

Flashing and drip edge

Where it goesWalls, valleys, chimneys and every edge

Metal goes in wherever the roof meets something else, and along every edge of the roof. Most leaks start at these joints, so they get new metal with a new roof instead of the old pieces reused.

03

Architectural shingle

Where it goesThe whole roof, ranch or two-story
Usually lasts
20 to 25 years here

Thick, layered shingles that hold up in West Georgia weather and look right from the street on a ranch or a two-story. It is the roof we put on most often, and it can be repaired one shingle at a time later.

04

Ridge vent and pipe boots

Where it goesAlong the peak and around every pipe

The ridge vent lets hot, damp air out of the attic so the boards under the roof stay dry through a Georgia summer, and new boots seal every pipe that comes through the roof.

05The quote

What changes the quote on a new roof?

Every new roof is quoted on the house it goes on, which is why the quote happens at your house and not over the phone. These five things usually move the number the most.

One price for the whole roof before any work starts, from the people who will be on it, and nothing starts until you say yes.

  1. 1

    Roof size

A roof is priced by its area, so a bigger house, a garage wing or a covered porch tied into the roof all add to it. We work out the size on the roof instead of guessing from the street.

  2. 2

    How steep it is

A steep roof takes more care and more setup to work on safely than a low one. A low ranch in Bowdon and a steep two-story in Newnan can be the same size and still be quoted differently.

  3. 3

    Layers to tear off

One layer of old shingles comes off quickly, but a second layer hiding underneath doubles the tear-off, and it turns up on plenty of older houses around Carrollton.

  4. 4

    Soft boards underneath

Boards that soaked up water from an old leak have to be replaced before new shingles go down. We feel for soft spots at the quote, but the full count usually shows only once the old roof is off.

  5. 5

Pipes, valleys and the shingle line

Every pipe, valley, chimney and wall needs its own flashing or boot, which takes time to do right. The line of architectural shingle you choose also moves the number, and we talk it through with you.

06West Georgia roofs

Why roofs here wear out when they do

Most roofs we replace around Carrollton, Villa Rica and Douglasville wear out from the sun first. Long summers bake the south and west slopes until those shingles curl and shed their grit, often years before the shady side of the same roof shows any wear.

Thunderstorms add the rest, because wind lifts tired tabs and the pines and oaks around so many houses in Temple, Bremen and Bowdon fill the valleys with needles. A new roof is the chance to put back everything those years wore out, from the flashing to the ridge vent.

  • The sunny side goes first

South and west slopes usually show wear years before the north side. We check every slope at the quote, not just the side of the house you see from the street.

  • Storms finish the job

Wind works under shingles that have lost their seal. A roof that starts losing tabs in every storm is usually near the end.

  • Valleys and gutters

Needles and leaves hold water in the valleys and against the edges. New flashing and a clean edge give the new roof a better start.

08Who and what backs it

Who puts on your roof, and what backs it

Justin and Jacob HulseyFather and son, started in 1989

Hulsey Construction is Justin Hulsey and his son Jacob, and the two of them run every new roof with our own crew. The person who climbs up and quotes your roof is the person who runs the job day, from the tear-off to the walk-around at the end.

5-year workmanship warranty

Every new roof carries our 5-year workmanship warranty, which covers the way the roof was put on, from the nailing to the flashing. If something fails because of how we installed it, that is ours to come back and fix.

The permit

We handle the permit where one is needed, so you are not left to sort it out with the office. Whether a new roof needs one usually depends on whether the house sits inside city limits or out in the county.

Insurance claims

When a storm did the damage, we work with your insurance company and the adjuster and show you what we find on the roof. What your policy pays is between you and your insurance company, and what the roof needs, we tell you plainly.

Sometimes a second layer is allowed, but it hides the boards underneath and adds weight to the roof. Our new roofs start with a tear-off down to the boards, so you know what the new shingles are sitting on.

An architectural shingle roof usually lasts 20 to 25 years in West Georgia. The sunny side usually wears first, and valleys full of pine straw can take a few years off that.

Curling or bare shingles on every side, granules in the gutters after every rain and leaks in more than one place usually mean the roof is done. If the trouble is in one spot, a repair is usually the honest answer, and we tell you which.

Most roofs take 1 to 2 days from the tear-off to the cleanup, and the crew is on your roof from first thing each morning. A bigger or steeper roof, or a stretch of rain, can add a day, and we tell you that up front at the quote.

No. The quote is free, and we give it in person at your house, usually the same day you call or the next day. You get one price for the whole roof before anything starts, and nothing starts until you say yes.

Justin Hulsey and his son Jacob run the work with our own crew, so the people who quote the job are the people who do it. Nobody hands your roof off to a crew you never met.

Yes. We do siding too, and it is often done right alongside a new roof by the same crew, while the ladders are already up, and most siding jobs take 2 to 3 days.

Yes. Send us a neighbor who hires us and we send you a gift card as a thank-you for the introduction.
