01Who builds it

A builder who still does the work

Hulsey Construction is Justin Hulsey and his son Jacob, and we take on new homes for the right customer, and the people who quote the house are the people who build it: framing with our own crew, and plumbing and electrical by crews we work with every week. We grade the lot and build the retaining walls it needs, too, so the ground and the house stay in one set of hands. It is not a big-builder operation with a sales office and a model home. It is a family who started building in West Georgia in 1989 and who answers the phone themselves.

Two of our own jobs: a metal building we framed and roofed, and a block retaining wall with the lot graded.

02Who it is for

A new house for the right customer

We take on new homes for the right customer, which usually means someone with land in West Georgia, or land in mind, who wants the builder on the site instead of behind a sales desk. A new-home conversation with us usually starts on a lot around Carrollton, Villa Rica or out in the county, with an idea of the house and how the family will live in it.

If you want to know the people building your house by their first names and call them directly with a question, that is the job we are set up for. If you want a model home and a menu of plans, a larger builder is usually a better fit.

What our crews build on a new house

A new house brings a lot of trades together, and most of them are ours, so the job does not sit and wait on strangers. This is the order they usually come in, and each stage usually takes weeks rather than days.

  1. First

    Site work

The lot is graded so water runs away from the house, and block retaining walls go in where the ground drops off. Good site work is what keeps a new foundation dry for decades, long after the trucks have gone.

  2. Then

    Framing

Our own framing crew stands the house up: floors, walls and the roof frame, the same crew that frames our additions and porches.

  3. Inside the walls

    Plumbing and electrical

Our plumbing and electrical crews run the supply, drains and wiring, the people we work with every week on additions and remodels.

  4. Last

    Roof, siding and outside

The same crew that roofs and sides houses across West Georgia finishes the outside, porches and decks included. Then we walk every room of the finished house with you.

06The number

What changes the price of a new house?

Every new house is priced on its own lot and its own plan, so the number comes after we have walked the land with you. These are the things that usually move the price of a new house the most.

One price for the work we agree on, worked out with you before anything starts.

  1. 1

    Getting the land ready

Clearing, grading and retaining walls depend entirely on the lot. A flat, open lot in Carrollton is simpler to build on than a wooded slope out in the county.

  2. 2

    Septic and well

Many lots outside city limits need a septic system and sometimes a well. Where they can go on the lot also shapes where the house can sit.

  3. 3

    Size and foundation

A bigger house means more of everything, and the foundation type usually follows the ground. A sloped lot can call for a taller foundation wall or a basement.

  4. 4

    Finish level

Floors, cabinets, counters, trim and fixtures are where two houses of the same size usually differ the most. We talk through every one of them with you early, before the plan is settled.

07West Georgia land

Building on West Georgia land

Many West Georgia lots out in Carroll, Haralson or Coweta county come with red clay, a slope and no city water or sewer. Inside city limits in Carrollton, Villa Rica or Bremen the rules and the permit office change, and lot lines set how close the house can come to the neighbors.

  • Red clay and slopes

Clay holds water and moves as it wets and dries. Grading the lot so water runs away from the house is the first job on every site.

  • Septic and well

County lots usually need a septic system, and sometimes a well. Where they go is decided before the house is placed on the lot.

  • County or city permit

A new house usually needs a permit, and the office that issues it depends on where the lot sits, so we handle the permit where one is needed.

New home questions, answered

Yes, for the right customer and the right lot, with our own crews doing most of the trades. Call and talk it through with Justin or Jacob before anything is drawn.

Usually, yes, because most new homes start with a lot you own or are buying. We walk the land with you before anything else, since the lot shapes the house more than people expect.

Justin and Jacob run the job, with our own framing crew and the plumbing and electrical crews we work with every week. The people who price the house are the people on the site.

Yes. We grade lots and build block retaining walls, and we pour driveways, so the ground work and the house stay in the same hands from the first day.

Often, yes, so bring them along when we walk the land together. We tell you plainly what we see in them and what the lot might change.

Longer than anything else we build, and it usually depends on the house, the lot and the weather that year. We give you a schedule along with the plan and the price, before anything starts.

Yes. We frame and roof metal buildings, pole barns and shops with our own crew. A shop can often go up on the same land as a new house in Temple, Bowdon or Newnan.

Yes. Our work carries our 5-year workmanship warranty, which covers the way the house was built by our crews.
