01The job

New siding in 2 to 3 days, most houses

A bigger house, a lot of trim or rot under the old siding can add time to the 2 to 3 days, and we tell you that at the quote.

  1. Day 1

    Old siding off

The old siding comes off, so the wall under it can be checked for soft spots and water damage before anything new goes on. Any rot we find, you see before we cover it back up.

  2. Day 1 to 2

    Wrap and flashing

House wrap goes over the wall, with flashing at the windows and doors, where water most often gets behind siding. This layer is what keeps a wind-driven rain off the framing.

  3. Day 2 to 3

    New siding and trim

The new siding goes up course by course from the bottom of the wall, then the trim goes on at the corners, windows and doors so every edge is closed.

  4. Last day

    Cleanup and walk-around

We clean up the yard and the drive before we pack up. Then we walk every side of the house with you and answer your questions.

03What is your siding doing?

Signs your siding needs work

Most siding calls start with one of these six signs, and here is what each one usually means.

Usually a repairTwo signs
  • A few warped or cracked boards

Heat or a rock thrown by a mower can crack a board or bow it out of line. A few damaged pieces are usually a repair, as long as the wall behind them is dry.

    Ask about this
  • Gaps at the trim and corners

Caulk dries out and pieces shrink back from the corners and windows over the years. Closing those gaps usually stops water before it reaches the framing.

We look firstTwo signs
  • Soft spots when you press the wall

Siding that gives under your hand usually means water has been getting behind it for a while. We look at the wall under it before saying repair or replace.

    Ask about this
  • Wasps and birds behind loose pieces

A loose piece or an open corner gives wasps and birds a dry place to nest. Fixing it usually means resetting the pieces around the opening.

    Ask about this
Often new sidingTwo signs
  • Mildew that keeps coming back

Green or black growth that returns after every wash usually means the siding stays damp on that wall. On older siding it can be a sign the whole wall needs attention.

    Ask about this
  • Fading and cracking on every side

When the whole house has faded, cracked and gone brittle, the siding is at the end of its life. Patching one wall at a time rarely matches, so new siding is usually the answer.

04Repair or replace

A few pieces, or the whole house?

Most siding jobs we quote around Carrollton and Villa Rica are one of two things: a few pieces damaged by a storm or a mower, or a whole house where the siding has worn out.

  1. Storm or mower damage

    A few pieces

A repair makes sense when the wall behind the damage is dry and new pieces will match closely enough not to notice from the yard.

  2. Worn out on every side

    The whole house

New siding usually makes sense when the damage is on every side, the color has faded so far that new pieces would stand out, or the wall underneath has taken on water.

  3. Or neither

    Sound, but faded

If the siding is sound but faded, a wash and fresh paint can be the better answer.

What goes on the walls

We look at your house first, then tell you what fits it and what it needs. Most homes we work on get lap siding, and metal panels go on the buildings out back.

Long horizontal boards that lock together, with the look most houses around Carrollton already have. Lap siding asks for little upkeep beyond a wash, and a repair on one wall usually blends in with the rest.

Steel panels screwed to the framing, tough and quick to put up on a barn, shop or shed. The panels shrug off mildew and woodpeckers, and the screws are the part to check every few years.

06The quote

What changes the quote on siding?

Siding is quoted on your house at the visit, not over the phone, and these four things usually move the number the most.

One price for the whole job before any work starts, and nothing starts until you say yes.

  1. 1

    Wall area and stories

More wall means more siding and wrap, and a second story means ladders on every side. A one-story ranch in Bowdon usually goes faster than a two-story in Newnan.

  2. 2

    Trim, soffit and windows

Every window, door and corner needs its own trim cut and fitted by hand. A house with a lot of windows or a deep soffit takes longer than a plain wall.

  3. 3

    Rot under the old siding

Soft sheathing or framing found under the old siding has to be fixed before new siding goes on, and you see it first.

  4. 4

    Taking off the old layer

Some older houses have a second layer of siding hiding under the first one. Taking both off adds time, and it is usually the only way to see the wall underneath.

What West Georgia weather does to siding

Humid summers keep shaded walls damp for days, so the north side of a house in Carrollton or Temple often grows mildew long before the sunny side shows wear. Red clay splashes onto the bottom course in every hard rain and stains it.

Thunderstorms bring the wind and the occasional hail that crack or lift siding on houses from Villa Rica to Douglasville, and a storm is often where a siding job starts.

  • Damp, shaded walls

Walls under trees or facing north stay wet the longest, so mildew there usually shows up first and comes back fastest.

  • Red clay splash

Rain throws clay onto the bottom course of siding along every bed. A wash once a year usually keeps it from setting in.

  • Wind and hail

Storms crack brittle pieces and lift loose ones at the corners, and damage caught early usually stays a repair.

09Who does the work

Who sides your house, and what backs it

Justin and Jacob HulseyFather and son, started in 1989

Hulsey Construction is Justin Hulsey and his son Jacob, and one of them walks your house for the quote and runs the job with our own crew. The same family that roofs houses across West Georgia does the siding too.

5-year workmanship warranty

Every siding job carries our 5-year workmanship warranty, which covers the way the siding and trim were put on. If something fails because of how we installed it, that is ours to come back and fix.

Hail and wind claims

When a storm damaged your siding, we work with your insurance company and the adjuster and show you what we find on the wall. What your policy pays is between you and your insurance company.

Roof and siding together

Siding is often done alongside a new roof by the same crew, so the flashing where the roof meets the wall stays in one set of hands.
